Tips on Buying a Property

  1. Are you ready?
  • Have a free consultation with us. Unbiased advice from an independent broker is always the best route
  • Banks and building societies have a small amount of products to choose from, we have access to hundreds
  • Have you got enough deposit saved?
  • Calculate how much you can afford to spend per month
  • We arrange for an AIP (Agreement in Principal) lined up from a lender
  • Calculate other costs you’ll have to cover, stamp duty, solicitor’s fee’s etc
  1. Starting your search
  • Speak to Broker about Help to buy schemes
  • Draw up ‘I would like’ and ‘really need’ lists
  • Know the area and maybe drive around at night time.
  • Go for a walk around the area
  1. Viewing
  • Check out parking
  • Check running costs, such as council tax and utility bills.
  • Consider extending your search if you can’t find anything within your budget
  • Arrange a second viewing to be 100% sure
  1. Making an offer
  • We can arrange for an agreement in principal for the estate agent
  • Ask for the property to be taken off the market as soon as your offer is accepted
  1. Moving
  • Take out buildings and/or contents insurance (most solicitors will want to see this)
  • Exchange contracts
  • Move in
